Property or business valuer

The valuer must have a good understanding of the factors and market trends that may have an influence on the value of a specified property including for instance location, size, structure, stand size, property type, and market price. You may specialize in land, residential, commercial properties, or businesses. Many valuers act as facilitators in disputes while others only focus on equipment valuation for auctioneering purposes. The work hours are mostly from 8 until 5 o?clock in the afternoon during weekdays but may include weekend and evening work when auctions are involved. It entails a lot of traveling and climbing or bending when property is evaluated.

Requirements

  • The following skills are needed:
  • Accounting, measuring and mathematical skills
  • Computer literacy
  • Report writing and presentation ability
  • Excellent negotiation skills
  • Knowledge of market trends, legislation and valuation methods

Training
You need a degree, diploma or certification to work as a valuer. Registration with the relevant Valuation Institute in your country is required. The valuer must also be registered with the Estate Agency Affairs Board of the country and become a member of the valuer organization of the country. A related qualification in surveying is also recognized. Business valuers normally have a certificate, diploma or degree in a business related field. The Valuation Institute of in each country offers courses for qualification in this field.

Prospects
Financial institutions, estate agencies, investors, surveying companies, local authorities and central governments make use of valuers. Auctioneers and large construction firms also employ valuers. There is a lot of scope for the independent valuer. Most of the financial institutions have panels of valuers that they use.
