I have been a teacher all my life and quite recently graduated with a Masters Degree in Urban and Regional Planning. Clearly therefore, I have no experience as far jobs relating to my new qaualification are concerned.

How do i write a compelling application letter as I desperately want to leave teaching behind. I am based in South Africa

Well...the years you have spent having master courses may be considered part of your experience. You should have a recommendation done by one of your master teachers, in which he should specify that you have done some special classes (in the new field) and he should name them. The hours you have studied those disciplines, can be considered as part of your training.
About the application, it is just like a cover letter. To apply for a position in a company, you should send your resume accompanied by a cover letter. I think you know what a resume is, and about the cover letter, search some samples on this very site.
